Buying a Lifestyle Communities home:
Each of our communities have models available for a tour. Directions to each community can be found on each community page.
Once you sign the purchase agreement for your new home, the process takes anywhere from 1 month to 6 months, depending on the schedule and timing of completion for your particular home and home site. Your personal sales consultant will be able to better answer this question for you with reference to your specific community and financing options.
There is usually a $500+ deposit required when a contract is signed.
Once the contract has been signed, you must complete a loan application within 3 days of that contract signing. Therefore, we recommend that you contact your mortgage company immediately after signing your contract to set up an appointment.
Closing (or settlement) is the process which transfers ownership of a property from the seller to the buyer. During the closing meeting, you will sign your final loan documents and receive the keys to your new home.
Closing meetings typically last approximately 1 hour. It is helpful to plan accordingly and allow yourself at least that amount of time. You do not want to feel rushed.
Closings take place at the sales office in your new community.
A photo identification (driver's license, state-issued identification card) is the only item that must be brought to the closing, unless the loan processor has specified additional information for you to bring.
In most cases, you will not need to bring any additional money with you to the closing. In fact, when you utilize Builders Financial Corporation and one of their participating lenders, you will usually receive a check back for a portion of your initial deposit. However, if you did not utilize BFC, then you may need to bring additional money. Please check with your loan processor regarding this.
Builder's Financial Corporation offers a variety of loan programs to fit your needs. All loan programs are based on qualifying criteria such as down payment, credit scores and debt to income ratios. Click the "Apply Online" link below to complete a pre-qualification application to get an idea of the loan amount of you can obtain.
Your sales representative will discuss the various loan programs and interest rates available through Builder's Financial Corporation. You will have the option to lock an interest rate at contract signing. In most cases, the interest rates can be locked up to 180 days.
In order to guarantee a locked interest rate, you will need to meet with your loan counselor within 3 days of signing your contract. Builder's Financial Corporation is available for appointments between 8:30am and 4:00pm Monday through Friday. Appointments last approximately 1 hour. If the available appointment times do not work with your schedule, BFC can accommodate your situation through phone or fax applications.
Your sales representative will provide you with a Borrower's Checklist at the time of contract signing. The Borrower's Checklist lists all items you need to bring to your loan application appointment. It is critical to provide all required documentation from the Borrower's Checklist at the time of loan application in order to process your application quickly and efficiently. The more prepared you are at loan application appointment, the quicker you will be able to move into your new Lifestyle Communities home.
