2008 Lifestyle Communities Residents Team

To register with the Lifestyle Communities Residents-Friends team for the May 17th Race for the Cure please complete the following steps by April 25th:

1. Go the web address.

2. Select “Click Here” to register for the 2008 Race for the Cure.

3. On the next page, select “Register Now”

4. Begin your registration by selecting “Team Member Registration” in the first box (if you do not register with the LC team you will need to pick up your race materials on your own and will not receive an LC team shirt) and by completing the waiver form. Click “Continue” once both have been filled in.

5. In the “Select a team” field, please select the team “Lifestyle Communities Residents-Friends”. Fill out the rest of the form and select “Continue”.

6. Complete the billing process and select “pay now”.

7. Complete the registration process.

8. Closer to the date of the event you will be contacted when your race materials are available, including your Lifestyle Communities team t-shirt. You will be notified of a pickup date and time that will occur after May 3rd at your community.

Down Payment Assistance Extended

On Friday, February 29, 2008 the United States District Court for the Eastern District of California issued a final ruling in Case No. CIV. S-07-2056 – in favor of The Nehemiah program. The decision requires HUD to “set aside” their final rule as published on October 1, 2007, which was to go into effect on March 31, 2008. As a result of this ruling, HUD is prohibited from invoking the final rule at this time. If HUD still wishes to proceed on this issue, they are required to start the process completely over and comply in entirety with the Administrative Procedures Act. This would entail them to once again issue a Proposed Rule and solicit comments, and adequately review and consider all comments (this is where they failed in the previous attempt), before issuing a Final Rule. In the worst case, once the Final Rule is issued, Nehemiah will once again be issued a six month grace period before the rule can be applied.

Please note, Both Houses of The United States Congress are debating legislation to Modernize the Federal Housing Administration. Both bills contain specific language and parameters with regard to “seller funded” down payment assistance programs. As you can probably imagine, the two houses do not currently agree. This will continue to be a “hot topic”, which will probably be reported on in the mainstream press. If Congress comes to a resolution, and submits a Bill to the President, that he/she also signs, it is unclear how any changes will be enacted, and more importantly if Nehemiah will get a six month grace period.

A local developer plans to build a $25 million apartment and condominium project south of the old Lazarus building, continuing a renaissance in the city’s RiverSouth district.Lifestyle Communities plans to begin work this summer on 130 apartments and 76 condominiums that will be marketed to young people who can’t afford some of the other Downtown living options. The units are expected to open in winter 2010.

The project will cover two parking lots sandwiched between the Lazarus building and the former Lazarus parking garage.

Nationwide Realty Investors had been advising the Columbus Downtown Development Corp. on the multifaceted RiverSouth revitalization project and will continue to help oversee a new use for Columbus City Center. But Lifestyle Communities stepped forward to do the residential project and is in contract to purchase the land from a subsidiary of the development corporation.

“Ultimately, we felt that Lifestyle had the right product at the right time at the right market,” said Columbus Mayor Michael B. Coleman. “Nationwide is doing great things, but we thought Lifestyle could produce (housing for) this young, professional group of residents who have been demanding lower-price options.”

The residences are part of the RiverSouth transformation that will include:

• Restoration of the former Lazarus department store, which has been converted primarily to office space.

• Construction of the Scioto Mile, a mile-long park along the Scioto River that stretches into RiverSouth. That project is expected to begin this year and be completed in 2011.

• The city’s development of a 773-space garage at the southeast corner of Rich and Front streets.

• Conversion of a portion of Front Street to two-way traffic.

• Creation of a pedestrian-friendly environment along Wall Street.

“It’ll be a really happening neighborhood,” Coleman said. “It’ll be hip, cool. We’ve been very focused on the design and materials being used. The public spaces there are going to be fabulous.”

Lifestyle Communities is working with D.W. Taylor Associates architects of suburban Baltimore to create a row-house look for the apartments and condos, Lifestyle Communities CEO Michael DeAscentis Jr. said.

“The concept is to bring the town house Downtown, with wood construction and front doors on the sidewalk,” he said. “There were no lot lines. Everything was attached.”

Lifestyle Communities has been one of the more prolific builders in central Ohio in recent years. It has six multifamily communities outside I-270. DeAscentis said that despite the downturn in the housing market, the timing seemed right for the company’s first Downtown project.

“Young people want to live Downtown,” he said. “It’s hard to create a neighborhood on a half-acre of ground. We needed a size and scale of community where we could create that neighborhood.

“We really got excited about the site, with the Scioto Mile and the plans for City Center. We think it’s an amazing opportunity for us.”

The brick and stone buildings will have shared rooftop terraces, a central plaza and about 300 parking spaces that might all end up underground. The streets will be updated with granite curbs, brick pavers and landscaped streets.

Apartments will range from 700 to 960 square feet and will rent for $750 and $990 per month. Condominiums will start at $125,000 and average 1,175 square feet. The average price for the condos is $170 per square foot. Most of the recently built Downtown condos have averaged more than $200 per square foot.

“That’s really what people are kind of screaming for, is something affordable,” said Kevin Wood, president of the Downtown Residents Association of Columbus. “If they’re starting at $125,000, that’s probably as good as you can get.”

Lifestyle Communities Announces Plan to Build in the River South District, Downtown Columbus

Located within the River South District and bordering the Scioto Mile, the River South community will feature 120 rental units and 76 flat and townhome units. Surrounded by Ludlow, Town, Wall and Rich Streets the community is within walking distance of numerous restaurants, bars, shops, and places of employment. With the recent completion of the Lazarus building renovation and the ongoing improvements to the Main and Town Street bridges as well as the Scioto Mile, the River South District is primed for future growth.

The River South community will be set in an urban atmosphere equipped with modern finishes. A brick and stone exterior will be highlighted by raised stoops and wrought iron railings. The community will be brought to life by rooftop terraces, gated courtyards, plazas and urban landscaping, creating a neighborhood feeling and encouraging the outside use of space.

Rental Units:

~120 Units

Residents in the East Neighborhood will live in one of four buildings that include 30 rental units each. The units will vary in size between 700 and 950 square feet, with one and two bedroom options available. Each unit will have access to one secured parking space underneath the building that can be accessed a Front Street entrance. Each building will feature a common rooftop terrace that overlooks the center plaza and will be used as a central gathering place for residents.

Condominiums

~76 Units

The West neighborhood will offer a mixture of 1 and 2 bedroom townhouse condominium units, all of which include at least one attached rear entry garage. Entry features include raised stoops with wrought iron railings facing interior court yards or well landscaped streetscapes. Many units will have rooftop terraces promoting outdoor living and taking advantage of the vistas offered by the downtown skyline. The West neighborhood’s residents will enjoy immediate access to the adjacent Scioto Mile promenade and neighboring downtown districts.
